I’ve lived in Playacar Phase 2 for almost 12 years, raised my kids here, and this area truly feels like home. The tree-lined paths, golf course views, and quiet streets make everyday life easy. We walk everywhere, but you can bike or golf cart it too, whether it’s for fresh coconut water at Viva Palapa, a boutique gym session, or live music at Artesanal Beer Bar.

When it comes to real estate, Playacar Phase 2 offers spacious homes, private villas, and golf-course condos in a secure gated setting. Families love having bilingual schools close by and a private beach entrance just minutes away. The neighborhood feels calm and suburban, but there’s still enough activity to keep life convenient and enjoyable.

All of this makes Playacar Phase 2 one of the most desirable areas for investment in Playa del Carmen.

Coco Beach, Playa del Carmen

The neighborhood around 10th Street is also evolving. The city is developing the area in phases to include a bike and pedestrian path with more trees and shaded spaces. Nearby streets are filled with cafés, small shops, Cayman Bar, and great restaurants like Indiana Jones.

The real estate mix adds to the appeal. You will find newer buildings closer to the beach along with older properties that many buyers appreciate for their larger layouts and character.

Maybe it’s the sand that trails up 28th Street from the beach, but this area is always the first that comes to mind when I think “beach town.”
