Neighborhood: Playacar Phase 2

I’ve lived in Playacar Phase 2 for almost 12 years, raised my kids here, and this area truly feels like home. The tree-lined paths, golf course views, and quiet streets make everyday life easy. We walk everywhere, but you can bike or golf cart it too, whether it’s for fresh coconut water at Viva Palapa, a boutique gym session, or live music at Artesanal Beer Bar.

When it comes to real estate, Playacar Phase 2 offers spacious homes, private villas, and golf-course condos in a secure gated setting. Families love having bilingual schools close by and a private beach entrance just minutes away. The neighborhood feels calm and suburban, but there’s still enough activity to keep life convenient and enjoyable.

All of this makes Playacar Phase 2 one of the most desirable areas for investment in Playa del Carmen.

Neighborhood: Coco Beach

Coco Beach has a relaxed, coastal vibe that locals really appreciate. It’s close to the beach but still feels a bit tucked away from the busier parts of Playa. Being right next to 38th Street adds a lot to the charm. It’s one of the nicest streets in town with little shops, cafés, La Cueva del Chango, and places that have been around for years. You get calm mornings mixed with just enough energy from the nearby beach clubs.

Coco Beach has a mix of modern condos and older, more spacious options, with several buildings offering great ocean views. It works well for both full-time living and vacation rentals because visitors appreciate the walkable location and easy access to the beach.

What I enjoy most is the lifestyle. You can walk everywhere, grab coffee on 38th, be at the beach in minutes, and still feel like you’re in a quieter part of Playa.

Neighborhood: Mamita's Beach

The Mamitas area is one of the most walkable parts of Playa del Carmen and has a lively beach town atmosphere. You are just steps from Mamitas Beach, known for its wide shoreline, great swimming, and active beach clubs.

The neighborhood around 10th Street is also evolving. The city is developing the area in phases to include a bike and pedestrian path with more trees and shaded spaces. Nearby streets are filled with cafés, small shops, Cayman Bar, and great restaurants like Indiana Jones.

The real estate mix adds to the appeal. You will find newer buildings closer to the beach along with older properties that many buyers appreciate for their larger layouts and character.

Maybe it’s the sand that trails up 28th Street from the beach, but this area is always the first that comes to mind when I think “beach town.”

Neighborhood: Playa Centro

Playa Centro is one of those places you understand better when you walk it. Everything feels close. Fifth Avenue runs through the whole area with cafés, restaurants, bars, rooftops, and beach clubs in every direction. And the best part is that every street leads to the beach, which makes daily life feel relaxed and easy.

Calle 38 is one of my favorite spots. It’s the greenest street in Playa, and it takes you straight to Playa 38, where you can walk along the shore toward Mamitas or Coco Beach. You’ll also find Taquería Sánchez there, easily some of the best tacos in town. For breakfast, I like Cachito, and if you want to eat right by the ocean, Piaggia is always a great choice.

What I love about this area is how easily people imagine their future here. Some picture slow mornings by the ocean, others see a winter escape, and others want a spot to enjoy their vacations while being in one of the region's best-performing Airbnb markets. And something I notice often is that they end up coming back more and more, escaping here whenever they can because they finally have their own piece of paradise.

Neighborhood: Corasol

Corasol is truly the benchmark for luxury living in Playa del Carmen. What sets this community apart is how seamlessly it blends resort comfort with an elevated residential experience. You have access to a world-class beach club, the Grand Coyote Golf Course, curated wellness spaces, and amenities that make everyday life feel effortless.

From an investment standpoint, Corasol is one of the strongest markets in the Riviera Maya. The variety here is impressive: golf-course villas with privacy and space, modern high-end condos, stunning beachfront residences, and residential lots for those who want to build something custom.

Neighborhood: Beachfront

The true value of Mexican beachfront real estate lies at the intersection of structural resilience and natural scarcity. As a former engineer who has lived and worked across the Caribbean before settling on the coast of Mexico, I evaluate waterfront properties far beyond their ocean views. Whether you are exploring the Pacific shoreline of Los Cabos, the bays of Huatulco, or the white sands of the Riviera Maya, a secure beachfront investment requires rigorous attention to high-impact construction standards, proactive property management, and properly structured bank trusts.
