Playa Centro, Playa del Carmen

Playa Centro is one of those places you understand better when you walk it. Everything feels close. Fifth Avenue runs through the whole area with cafés, restaurants, bars, rooftops, and beach clubs in every direction. And the best part is that every street leads to the beach, which makes daily life feel relaxed and easy.

Calle 38 is one of my favorite spots. It’s the greenest street in Playa, and it takes you straight to Playa 38, where you can walk along the shore toward Mamitas or Coco Beach. You’ll also find Taquería Sánchez there, easily some of the best tacos in town. For breakfast, I like Cachito, and if you want to eat right by the ocean, Piaggia is always a great choice.

What I love about this area is how easily people imagine their future here. Some picture slow mornings by the ocean, others see a winter escape, and others want a spot to enjoy their vacations while being in one of the region's best-performing Airbnb markets. And something I notice often is that they end up coming back more and more, escaping here whenever they can because they finally have their own piece of paradise.

Puerto Morelos

Puerto Morelos is a small Mexican beach town, only about 20 minutes from Cancún and Playa del Carmen. The moment you get there, the rhythm changes. Life feels calmer, lighter, and a lot more present. It started as a fishing village, and even though it’s grown, it still keeps that easy coastal vibe where people know each other, and things move at their own pace.

The beach here is beautiful. The water is so calm it feels like a giant pool, and right in front of town, you have an incredible coral reef that’s amazing for snorkeling and diving. There’s also a strong local community, with small cafés and family-run restaurants that give the town a warm, laid-back feel. My favorite seafood place in the area is El Merkadito.

What I like about Puerto Morelos is how it’s growing while staying true to itself. New projects keep coming, but the mangrove areas remain protected, so you get ocean views on one side, green views on the other, and a lifestyle that’s simple, peaceful, and very easy to enjoy.

Isla Mujeres

Isla Mujeres is one of the most desirable island destinations in the Mexican Caribbean, known for its clear turquoise water, relaxed atmosphere, and some of the most beautiful beaches in the region. Playa Norte is widely recognized as one of the top beaches in the Caribbean, with shallow crystal clear water and soft white sand that attracts visitors and residents year round.

Life on the island centers around the ocean. Snorkeling, sailing, beach clubs, and sunset views are part of daily life here. The food scene is also part of the experience, with everything from casual waterfront spots like La Palapa del Capitan to lively local favorites like The Joint Reggae Bar & Grill, along with unique dining experiences such as Samura Isla Mujeres.

From a real estate perspective, opportunities are limited because of the island’s small size, which has helped maintain strong long term value. Properties generally start around $350,000 to $400,000 USD for smaller homes or condos with partial ocean views, while luxury beachfront villas and residences can exceed $2 million USD.

Located about 30 minutes by ferry from Cancún and its international airport, Isla Mujeres offers a true island lifestyle while still providing convenient access to the mainland.
